We requested a maintenance check of our heating system. We needed one drip leg to meet current code. The part itself is probably around $20 and 30 minutes to install. The charge to install $275 plus the hourly diagnostic and service fee $209, total of $484. seems a bit steep. That said, we did not feel that Cameron was trying to upsell or push us into things we didn’t need. He did a thorough check of our heating system and gave us results on different items: Ph, glycol, zone valves, flame sensor, boiler pressure etc. and sent a very detailed report with photos.

Michael did a thorough job of checking for the gas leak. All he could guess was that the boilers running rough & burping may be the culprit, so he tuned them up. Time will tell if it was the cause, but he said they definitely needed tuning.

All American Heating -- Honest and truly the MOST EXPERIENCED in Summit County -- even with complex boiler systems, and at fair prices – Cory, Mike, Liam, and Mark: the experienced boiler techs I'd been looking for REVIEW UPDATE. About two weeks later, All American sent senior tech Cory to check the system, make adjustments, and install a new exterior temperature sensor for the Tekmar 356 variable-speed mixing control — FREE OF CHARGE. Thank you, Cory. Here's why that mattered: the previous company (which has since left Summit County) jury-rigged the broken old Tekmar sensor to bypass it—a temporary fix that made sense when explained, but came at an unexplained, exceptionally high cost. After the jury-rig, the boilers kicked on constantly, short-cycling and running terribly inefficiently, which drove up utility costs and would eventually have worn them out prematurely, forcing me to replace them sooner. Mike and Liam identified the problem right away and replaced the bad Tekmar component so my high-efficiency system could finally operate as designed — all at a very reasonable and fair cost. After Mike and Liam left, I thought something was wrong, because the boilers weren’t kicking on every time a zone valve called for heat as they had before All American’s work. Cory explained the system's bypass feature, which limits boiler operation when the outside temperature is too warm to improve efficiency — and those two weeks had approached near 80 degrees. He also explained the system in a way I could understand. When temperatures finally dipped low, I saw the results. After conducting additional research on my own, I learned that a properly operating high-efficiency system circulates heated water and fires a boiler only when that water cools enough, using residual heat in the pipes to keep each zone warm; the pumps still run even when the boiler doesn't have to, significantly dropping overall operating cost. What I'd grown accustomed to was a terribly inefficient short-cycling boiler. All American fixed it correctly, and my system is finally operating at high efficiency, exactly as designed. Thank you for easing our concerns, Cory — you truly have the experience All American said you had. REVIEW FROM ORIGINAL REPAIR. I have a Viessmann Vitodens 200 high-efficiency dual-boiler system, and finding a plumbing/HVAC company in Summit County with real experience on this German equipment felt impossible. Every company I tried claimed experience; almost none had it. Past companies spent hours milling around my boiler room over multiple days, on the phone with Viessmann's reps, and still couldn't pinpoint the problem. Their solution was to sell me an entirely new system — $40,000 to $60,000 each, for two boilers — because they couldn't figure mine out. Weeks went by while I waited on what should have been simple parts. That company quietly pulled out of Summit County altogether, after charging me an exorbitant fee for milling around for hours trying to figure out a system it couldn’t figure out. So instead of trusting online reviews — many of which seem bogus — I went to Viessmann's own website and looked up who they use in Summit County: All American Heating. I called, and the All American's representative was exceptionally helpful. She arranged for an appointment with Mike and Liam within a few hours that same day. Given my past experience, I expected the worst; however, within minutes, Mike and Liam diagnosed the issue, had the parts on hand at their Silverthorne office, and fixed it — instead of pushing me toward a new system, as my previous HVAC company had. Over 16 years, I've used about eight plumbing/HVAC companies in Summit County, large and small, across multiple properties. Mike and Liam are by far the best — honest, very experienced, and punctual. Ironically, I paid a previous company more to jury-rig a temporary fix that did more harm than good than I paid All American to fix it right. Thank you, Mike, Liam, and All American Heating.
